Introducing Your Home to the Market

When selling your home, you only get one chance to make a great impression on potential buyer’s so make it count.

Here are a few easy tips with huge impact you can use to introduce your home to the market.

Often my clients love the results and joke that maybe now they won’t move after all.

Things that you have grown accustomed to may be distractions to buyers.

Declutter – every surface doesn’t need something sitting on it, and every wall doesn’t need something hanging on it. Purge drawers and closets, you’ll love the result and your home will look spacious and well maintained. Include the garage and attic, donate or sell the things you haven’t used in years and wouldn’t pay a mover to move. Buyers love storage space and you get a jump start on your move.

De-personalize – give buyers an opportunity to visualize their lifestyle in your home. If you have a favorite team, and memorabilia dominates your living areas, try to tone it down. Maybe your buyer roots for the other team. Let the focus be on your home’s features and amenities.

Update without doing major renovations.

Window treatments are a great place to start. Let the view, natural light and the windows themselves standout by removing valances, swags, and heavy curtains. Valances visually lower the ceiling height and colorful window treatments can make a room feel small.

Replace mismatched and cracked switch plates. New plates are inexpensive and easy to install.

If your cabinet and door knob hardware is dated, replacing them can be another quick way to make a big difference.

Make sure all light bulbs are working and clean. Different bulbs put out different hues of light, try to keep the hue consistent throughout your home.

Clean – everything inside and out, everything looks better clean! Clean ceiling fans, return vents, gutters, remove debris from the roof, pressure wash the exterior including driveways and walkways. A good carpet cleaning not only removes stains but helps freshen the air.

Painting – by far one of the best ways to freshen up a home. Neutral colors are best and continuing one color throughout spaces has a soothing effect and helps showcase a home.

If you resist change the initial impact may feel strange but remember these changes are to appeal to buyers and help sell your home.  Have fun with the process and let me know how I can help.
